The villa lies a mere 15 minutes from the walls of Cortona or from the sandy shores of Lake Trasimeno. Villa Esmeraldas strategic value is further enhanced by its three mile proximity to the Siena - Perugia highway. Thisis a great base from which to explore the treasures of Tuscany and the secrets of Umbria. Surrounded by woods and olive trees, this property offers many shady spots and furnished outdoor areas including a vine covered pergola. A gardener tends to the grounds, and the nearest home is 50 yards away. Many of the villas comfortable and spacious interiors feature French doors that open onto the garden and terraces. All three bedrooms are air conditioned, and all windows are screened. Maid service can be arranged when booking. A narrow, unpaved, half mile long road leads to home. Petraia, two miles away, has a market and a restaurant. Saturday is market day in Cortona, 15 minutes away. Ground floor: Entrance hall. Cloakroom (WC, sink). To the left a TV room (sofas, TV, DVD, CD player) and a double bedroom with en-suite shower room, this room opens out onto the furnished, covered pergola. To the right, spacious living room with A/C, sofa bed, fireplace. The living room has doors leading to the new section (2010) which opens into the fully equipped kitchen (A/C) with stove top, oven, microwave, fridge, freezer, dishwasher and a large fireplace which can be used as a grill, table for 12 people. From the kitchen you have access to the night area: a little room leads to the two bedrooms. One double bedroom has an en-suite bathroom (shower) and another double bedroom with adjacent bathroom (shower). For both bedrooms (A/C), the beds are located in a gallery which is accessed with a wooden staircase. The kitchen also opens out onto the furnished, covered pergola. First floor: Hallway with door to a covered terrace. One bedroom with double bed (A/C), door to the terrace and en suite bathroom with bath and shower (2010). One bedroom with a queen size bed (A/C) and private balcony. One smaller bedroom (A/C) with two single, beds can be joined together. One bathroom with shower (2010). Washing machine. All six bedrooms have air conditioning and usage is payable locally The L-shaped living room and entry hall are quite spacious. Combined with the doors opening to the grounds and the country decor, the home is airy and bright. The first floor bedroom with two single joinable beds is slightly smaller than others. Shopping and Dining: The closest restaurant and grocery store is in Petraia, a 5-minute drive. Within a 15-minute drive, Cortona offers a variety of dining and shopping options. Open Air Markets: In Cortona and Arezzo on Saturday mornings. Sites To Be Seen: In Cortona the Museo dell Accademia Etrusca, a museum filled with pieces from the 4th to the 15th centuries. The highlight of the museum is the 4th century BC bronze oil lamp chandler. The 16th century Medici fortress, many gardens and views from this historical fortress are not to be missed. Many more museums and churches rich with history embody Cortona. Festivals: "Sagra della Bistecca": On August 14-15 Cortona celebrates the Chiana Valley beefsteak with holding a huge communal barbecue in the Parterre Gardens.
